We visit your block to assess soil type, slope, orientation, and any site-specific considerations — cyclone ratings, council overlays, easements. From there we help you select or customise a design that suits your land and lifestyle. No two sites are the same, and our assessment makes sure your build is right for yours.

Contract, Approvals & Colour Selections

Once you're happy, we sign a QBCC-compliant fixed price contract. While council approvals and building permits are lodged — typically 4–6 weeks — you attend a personalisation appointment to finalise colour selections, fixtures, and fittings. This is the fun part.

Pre-Construction

Site is prepared — earthworks, surveying, engineering finalised, materials ordered and trades scheduled. Everything is locked in before a single slab is poured.

Construction

Construction is broken into clear stages — slab, frame, lock-up, fit-out, completion. You receive updates at every stage milestone and have full site access throughout. Mike, our site supervisor, is on site daily. James inspects every key milestone personally.

Final Stage
Practical Completion & Handover

A building certifier conducts final inspection and issues a Certificate of Classification. We do a detailed walkthrough with you — every room, every fixture. Any items are rectified before you receive the keys. Then it's yours.

What people usually ask

What does "fixed price" actually mean?

The price in your contract is the price you pay — regardless of material costs, labour, or weather delays. We absorb cost variations. You don't.

How long does the whole process take?

From first consultation to handover, most builds take 9–12 months including approvals (4–6 weeks), pre-construction (2–4 weeks), and construction (20–28 weeks).

Do I need land before contacting you?

No — we can help you find suitable land or offer house and land packages. Talk to us about what you're looking for and we'll point you in the right direction.

Can I modify one of your standard designs?

Yes. Every design can be modified — room sizes, layout, facade, garage bays. We'll let you know how modifications affect the price before you commit to anything.

What are site costs and are they included?

Site costs cover earthworks, soil testing, retaining walls, and service connections. These are site-specific and assessed separately. We include a site cost estimate in your quote after our site visit.

Do you build on sloping blocks?

Yes. We build on flat, sloping, and steep blocks. Sloping blocks may require additional earthworks or a split-level design approach — all factored into your fixed price quote.

What warranty do I get on my new home?

QBCC statutory warranty: 1 year for non-structural defects, 3 years for major defects, 6 years 6 months for structural defects — all backed by QBCC Home Warranty Insurance.

Can I visit the site during construction?

Absolutely. You have full site access throughout construction. We just ask that you check in with Mike or James first so we can make sure the site is safe for your visit.
