- Retaining walls — $5,000–$60,000 on steep blocks

On a flat, serviced Cannonvale block with easy access, total site costs might be $12,000–$18,000. On a steep hillside block in Airlie Beach with significant earthworks, they could be $60,000–$100,000+. This is why we always do a site assessment before quoting — there's no honest way to give you a site cost figure without visiting your land.
Why does building in the Whitsundays cost more than Brisbane?
A few factors specific to our region push costs above southeast Queensland averages:
- Cyclone engineering — all builds must meet Wind Region C (C2) requirements. This means heavier steel frames, more connection points, and structural members sized above what's needed in non-cyclone zones.
- Trade costs — the Whitsunday region is remote by Queensland standards. Trades either travel from Mackay or Bowen, or are locally based with a limited supply. This affects labour rates.
- Transport and freight — materials are sourced from Mackay, Brisbane, or further. Freight costs are built into every quote.
- Terrain — many Whitsunday blocks are sloping. More earthworks, more engineering, more foundation complexity than flat suburban Brisbane blocks.
